ARRIVAL • Penlan Farmhouse is accessed via a 5-bar double gate along a tarmac/concrete driveway leading to an ample parking area - up to 4 cars. • From the courtyard the access to the property is along a slightly sloping, smooth paved path across an enclosed cobbled courtyard. • In the corner of the enclosed courtyard there is a well which, in addition to being an attractive feature, has a metal grid preventing access. • From the external porch there is a small step to enter the property leading to a closed entrance hall. HALL • The doorways at the end of the hall, leading to the utility room and ground floor bedroom, have restricted head heights. • Quarry tiled floor. • From the hall you can access all ground floor rooms and the stairs to the bedrooms. • At the foot of the stairs, there is a small attractive snug seated area with armchair, table and telephone. LOUNGE • The access from the main hallway is flat/level with a raised threshold. • Wood laminate floor. • The lounge has a wood burning stove, TV with Freeview operated by a remote control and a DVD player. GROUND FLOOR BEDROOM • Access is at the far end of the entrance hall. • Wood laminate floor. • There is a raised threshold and a low ceiling. KITCHEN • The kitchen has a quarry tiled floor with a level entrance from the hall. • Low level oven, double drainer sink, fridge and dishwasher. • The former inglenook fireplace has been converted into an attractive seating area which has a low beam across the access. UTILITY ROOM • There is a small step from the hallway and the entrance has restricted height. • There is a ‘Belfast’ sink, freezer and washer/dryer combined machine. • Quarry tiled floor. • A shower room with wc is located at the far end of this room. • There is a step (approximately six inches) up into the shower cubicle. STAIRS • Straight flight of stairs with handrails lead to a small landing with a further small flight of stairs to the left and right leading to the upstairs bedrooms. • Stairs are carpeted. • On the right hand side, stairs with a handrail lead to the twin bedded and bunk bedded bedrooms. • On the left hand side three steps lead to the upstairs bathroom and six steps lead to the master bedroom. BEDROOMS • All bedrooms are carpeted. • The master bedroom has an en-suite bathroom with three steps leading down from the bedroom. • The en-suite bathroom has a low beam and restricted headroom. • Non-slip flooring. UPSTAIRS BATHROOM • This has a low beam and restricted headroom. • Non-slip flooring. GARDEN/PATIO AREA • Level access via the utility room. • Level paved patio area with the lawned area accessible by a slight slope. • Garden is enclosed. ADDITIONAL INFORMATION • A baby’s cot and stair gates can be provided. • Smoking is not allowed in any part of the holiday accommodation nor in the courtyard. • Shared lock-up storage for bicycles is available. • Property is light and airy. • External PIR lighting to front of property and adjoining building. • The property is serviced by a septic tank so please ensure nothing other than toilet paper is flushed down the toilet. • Please note that there is a well situated on the lawned area adjacent to the main courtyard. • This well is for aesthetic purposes only and has a metal grid preventing access to the well. • The telephone is for incoming calls only, but can be used for emergency calls – e.g. 999 calls.

New Year Week 2016 We had a great New Year's family and friends get away! Thoroughly enjoyed the experience. The farmhouse was lovely ( out of country living? )
December 2016 We had a lovely Christmas break and though some weather was stormy( it wouldn't be Wales without rain!) We had some beautiful days for exploring the area and also enjoyed going to Christmas services at the Cathedral! Every evening spent in front of the log fire!
Wonderful time at Penlan Farmhouse with the family. Beautiful countryside, Gorgeous walks, Amazing trip to Ramsey Island and much more! The farmhouse was perfect for what we needed and we will be heading back sometime for a further week away. Thank you! October 2016!
